Long Green, Wortham, Diss, Suffolk, IP22

Land For Sale

The site is located within the village of Wortham, which lies off the A143 on the North Suffolk border. The historic market town of Diss is found just 4 miles to the northeast, with Bury St Edmunds lying 20 miles to the west. The village of Wortham is an attractive and active local village with a beautiful assortment of modern and period properties, many of which are centred around a large traditional green. The site itself is found in a sustainable location and within a short walking distance of the local amenities the village has to offer, which consists of a village store and tea shop, primary school, public house, church and village hall with sport facilities. There are good transport links with the village having the benefit of a frequent bus service, which runs between Bury St Edmunds and Diss.

Outline planning has been granted by Mid Suffolk District Council planning services for the erection of four dwellings, upon a site of approximately 0.15 hectares (sts), The planning permission granted for the erection of the dwellings is in accordance with the terms of the application, Ref 0893/15, and the plans submitted with the application are subject to following conditions. For further information and supporting documents can be found under the planning reference 0893/15

The site itself adjoins existing residential properties on its northern and western boundary and is accessed via a hard standing driveway, which currently gives access to Honeypot Farm Bungalow (located to the east). The site currently forms part of a hard standing area, with two storage units in situ, (which will need to be demolished by the new purchaser). Attached are plans of the current layout of the site showing the existing neighbouring properties and also an artists impression of a potential layout for the four proposed dwellings with garaging/parking.

ACCESS - The properties will be accessed via an existing shared driveway which currently serves access to another dwelling and fields beyond, the driveway will not be included within the sale. A maintenance cost and right of way access will be granted by the current vendors and this will be set in place for each of the proposed properties being equally shared between all. A right of access over the common (Initial access from bury road leading up to the houses) will be granted.

SERVICES - Current services are not connected and any oncoming purchaser will have to deal direct with the statutory undertakers for connections.

VIEWING/ACCESS: Any access to the site is strictly by appointment with Whittley Parish Estate Agents, please contact a member of the sales team at our Diss office on 01379 640808.
